Developed and constructed by our team via fast-track delivery, this 420,000 square-foot Class A commercial space, atop an eight-story subterranean parking structure, has become one of the most recognizable of Burbank’s Media District.
Overlooking the San Fernando Valley and the NBC Universal campus, the 12-story Studio Plaza in Burbank, California, is located in the heart of the City’s Media District. This area, which caters to Warner Bros., Disney and NBC/Universal, offers the best of this mixed-use district with restaurants and entertainment while enabling easy access to the 101 freeway.
Understanding the overlaps and potential pitfalls was critical to delivering a project of this complexity and size under a unique three-phase permitting and construction schedule, including grading, subterranean garage, and an eight-story above-grade office tower. A single tenant was slated for the development, but challenges with delivering to their exacting standards and on a fast-track schedule demanded innovative planning and smart construction management.
Design and delivery of this nearly 10-acre complex was achieved almost a year ahead of the original schedule. Advanced project planning helped us understand the in-depth needs of our primary tenant, originally Columbia Pictures, while construction acumen helped us devise plans to submit phased permitting packages. Doing so meant that documentation and approvals would not slow the entire project. Additionally, our team designed the subterranean parking so that adjustments to maximize amenities and space in upper floors could be accommodated, even after parking structure construction commenced.
