Heritage Oaks
Glendora, CaliforniaDesigned and developed in cooperation with the Redevelopment Agency of the City of Glendora, Heritage Oaks is a 55+ senior community. We created a series of seven home-like buildings to cascade down the hillside amid lush landscaping and rolling greenways, focusing on a vibrant recreational hub. Low, low-moderate and market-rate rents appeal to a diverse tenant mix that lives happily among resident-planned community events.
Nestled in the foothills of the San Gabriel Mountains, Heritage Oaks backs up to a natural preserve, making deer and wildlife frequent visitors in the mornings. It’s also centrally located near shopping, medical facilities, the La Fetra Senior Center, two colleges, parks, restaurants, and the charm of downtown Glendora.
Once an operating nursery with no infrastructure and chemically contaminated soil, the Heritage Oaks land was gifted to Glendora to create a new active senior housing project for the city. A small development company optioned the property, realized it was too complicated, then called us to join the team.
With raw land, big plans, and the know-how to overcome the odds, we transformed 10 acres of challenging hillside land into an exceptionally successful garden community with 100% occupancy and a wait list. Heritage Oaks set the pace for senior housing projects all across the San Gabriel Valley.
